To the right is the $42,000,000 Sea Baths, whose Car Park has 2 levels underground, thus intensifying urbanization of this foreshore. The Land (St Kilda Sea Baths) Act 2000 overrides the Crown Lands (Reserves) Act 1978, so a 45-year lease for that car park exceeds the normal limit of 21 years.

 

Behind is the historic white low-rise Esplanade Hotel, site for a lapsed 38-storey building proposal in 1998.
